Swire Properties is a wholly owned subsidiary of Swire Pacific Limited, a Hong Kong listed company within the Swire Group, whose roots go back to the establishment of the Taikoo Sugar Refinery in Quarry Bay in the 1880s. This was followed by the construction of the Taikoo Dockyard on adjacent land in the early 1900s. These land holdings formed the basis of Swire Properties' initial development activities in the early 1970s.

Today all of Swire Pacific's divisions, including property, aviation, industries, trading and marine services, have representative businesses in the Mainland. Currently, Swire Properties has set up representative offices in Beijing, Shanghai and Guangzhou, with a new office expected in Chengdu by end of 2007.

Swire Properties' investment portfolio in Hong Kong principally comprises office and retail premises in prime locations, as well as serviced apartments and other luxury residential accommodation. The Company's investment portfolio totals around 14.6 million sq ft (1.3 million sqm) of gross floor area, with Island East, Pacific Place and Festival Walk as its core holdings, reflecting its strength in building communities.

Upon completion of the current developments, the Company will have a high-grade property portfolio of over 24 million sq ft (2.3 million sqm).

Outside Hong Kong, the Company also has various development projects under way in Guangzhou, Beijing and Shanghai. The Company owns a 75% interest in the Mandarin Oriental Hotel in Miami, Florida.

Swire Properties Inc., the USA real estate operation of Swire Pacific, has been active in the development of investment and trading properties in Florida since the 1970s. Its primary focus is on Brickell Key in downtown Miami, where a number of commercial and residential properties have been developed.

Swire Properties has an excellent track record in property trading. Commencing with the landmark Taikoo Shing, completed in 1986, over 30,000 residential apartments in key locations have been sold to date.
