Energy Efficiency in our Portfolio Buildings

	About 90% of Swire Properties' buildings are now operating with water-cooled air-conditioning systems. A conversion of water-cooled air-conditioning was carried out at Island Place Tower in 2007, which equates to electricity saving of 1,500 MWh per year and a reduction of 1,254 tonnes of CO2e emission. By installing Variable Speed Drives (VSDs) for Air Handling Units (AHUs), over 450 MWh of energy is saved each year, equating to a reduction of about 260 tonnes of CO2e emission.

At Festival Walk, cooled air from the air-conditioning within shopping units can leak out easily to common areas because of open shop fronts. This poses a challenge to achieving energy efficiency. In response, we installed VSDs to save energy by reducing the constant supply of cooled air by the AHUs. This initiative has a short payback period of three years and will be adopted in other shopping malls under Swire Properties. From our stakeholder Retail tenant (Festival Walk): We would like to know more about Swire Properties' initiatives to improve energy efficiency and waste recycling so that we can get more involved as a tenant and best practices can be shared in the industry.
