There is always a limit to how much an individual or a company can do. We believe that by working hand-in-hand with our stakeholders and business partners, we can open up more opportunities to improve our environment.

As a responsible property management service provider, the safety and comfort of our clients and customers is paramount.

We continuously strive to identify measures to enhance our property management services, including best practices relating to energy management, waste management and indoor air quality. We also endeavour to introduce the best environmental practices to our clients. In 2006, we convinced the owners of Island Place Tower to convert their chiller plant from air-cooled to water-cooled. The project is estimated to be able to reduce annual energy consumption and CO₂ emission by 1.5 million kWh and 1,063 tonnes respectively. Swire Properties will continue to explore more opportunities in this direction.

Our EHS programmes cannot succeed without the full support of our business partners. One such initiative we implemented in 2006, under our partnership programme, was regular visits to our downstream service providers. It is our intention that through these visits, our visions and targets on EHS can be better communicated, and experience can be shared, so that environmental performance is assured in their services.

In the first audit, we monitored and evaluated the practices adopted for the recycling of waste lubricating oil by our elevator maintenance contractor. During the audit, the handling, storage, transportation and recycling of spent oil and chemical wastes generated during maintenance were inspected. We were pleased to record satisfactory compliance with all relevant environmental requirements, and only minor improvement recommendations were offered.

We rely on our staff to promote our vision and values to all of our stakeholders. As an employer, we therefore have a key responsibility to provide our staff with continuous opportunities for awareness training and capacity building. In view of this, we organise various kinds of programmes to engage with and raise the awareness of our staff.

We will also promote our green initiatives to other Swire Pacific group companies. We have invited our sister companies, including Cathay Pacific Airways and Swire Coca Cola, to replicate our successful lighting recovery programme to recycle mercury and other materials.
