Striving for Cleaner Air

Minimising undesirable exhaust emissions and contributing towards improving regional air quality is foremost on our agenda.

In 2006, we became a signatory of the Clean Air Charter that is concerned with engaging the public and the private sector in supporting the development of a practicable and cost-effective air quality management policy.

  • Operated by a recognised world-class standard, or the standards established by the Hong Kong / Guangdong governments

Design and operate all new portfolios according to the criteria of the 'Platinum' rating under the Hong Kong Building Environmental Assessment Method (HK-BEAM).  In 2006, our premium commercial and retail complex Festival Walk achieved the 'Platinum' rating – the highest rating under HK-BEAM.

EHS database collects monthly data
Significant sources:

    • Indirect CO2 emissions from electricity use

Other emissions:

    • CO2 from diesel for generators
    • CO2 from petrol for company cars
    • Refrigerants (minimal fugitive)

Energy database for major flows and effects (since 2005)

  • Publish energy use and emission information

Data on electricity and fuel use was published under:

    • Annual EHS Report (since 2003); and
    • Carbon Disclosure Project (CDP5)
  • Adopt energy-efficient measures in operations

Achieved a cumulative annual energy saving of 14 million kWh since 2001.  Aim to achieve extra annual energy saving of 1.5 million kWh in 2007.  Measures adopted include conversion to water-cooled air-conditioning system, Building Management System, lift counterweight optimisation, exit signs replacement and lighting retrofits. 

  • Identify and encourage measures to be taken on days when air pollution is high

Plan to stop conducting regular test of emergency generator sets or carry out any full flow flushing on high pollution days, where practicable. 

  • Share air quality expertise with others

Publish research papers on various energy saving initiatives; invite professors and university students for site visits; speak at various energy saving or environmental related forums. 

Air Soot Filter System

LOCATION

WHY

  • Black smoke emitted during the start-up of the diesel-driven emergency generators can be harmful to human health and the environment.

HOW

  • Installation of a soot filter for the generator to avoid black smoke.
  • Use of catalyst to convert harmful exhaust (carbon monoxide (CO), hydrocarbons and aldehydes) to neutral emission (CO2 and water).

OUTCOME

  • Drastic reduction of black smoke and measured reduction of 20% in levels of CO.
