Taikoo Li Julong Wan Guangzhou Officially Launches Phase One

A new luxury and lifestyle waterfront destination takes shape in the Greater Bay Area

Swire Properties announced the official opening of Phase One of Taikoo Li Julong Wan Guangzhou, a landmark retail destination jointly developed with Guangzhou Pearl River Enterprises Group (PREG). As the first Taikoo Li mall in the Greater Bay Area, the development is already establishing itself as a new lifestyle and retail destination, distinguished by its integrated riverside setting, local cultural elements and industrial heritage revitalisation.

Phase One of Taikoo Li Julong Wan Guangzhou is home to over 100 retail brands, with more than 80% already open and approximately 40% making their debut in either Guangzhou or South China. This initial phase includes approximately 50,000 square metres of gross floor area (GFA), representing around 30% of the overall retail area.

Following its soft launch in December 2025, the first phase of Taikoo Li Julong Wan Guangzhou is now introducing an exciting and diverse line-up featuring international flagships and first-to-market brands. Combined with newly opened public spaces and curated cultural and arts events, the project provides an immersive, all-encompassing waterfront retail experience.

Phase Two is scheduled to open in stages from October 2027 and will introduce an additional 300 retail brands, enhancing Taikoo Li Julong Wan Guangzhou’s position as an international luxury lifestyle destination.

Guided by a philosophy of “Choose your own adventure”, Taikoo Li Julong Wan Guangzhou inherits Taikoo Li’s signature open-plan, low-rise and lane-driven design, with a strong emphasis on local cultural elements such as the conservation of banyan trees, heritage buildings and the revitalisation of the Pearl River waterfront. Balancing nature, culture and commerce, the project will regularly organise cultural events and festive celebrations to create vibrant and engaging experiences for residents and tourists alike.

“We are delighted to announce officially the first Taikoo Li in the Greater Bay Area which will redefine the retail landscape along the Pearl River. Taikoo Li Julong Wan Guangzhou embodies our placemaking ethos of curating retail landmarks with diverse experiences, while allowing local character to shine through every aspect of the development. We are confident that this project will enhance the Bai’etan area’s development and set a new benchmark for retail experiences in the Greater Bay Area,” said Han Zhi, Director of Retail, Swire Properties.

PREG representatives added, “The launch of the first phase of Taikoo Li Julong Wan Guangzhou marks a significant achievement in PREG’s whole-lifecycle approach to activate land on the Pearl River’s west bank, and transform the industrial waterfront in partnership with Swire Properties. It is an example of a successful mixed-use project that integrates culture, commerce, tourism, innovation under a government-led and market-driven model. With a line-up of first stores and an open-lane district, Taikoo Li Julong Wan Guangzhou has helped activate the area’s local heritage, transforming a former industrial belt into a vibrant urban waterfront destination. This waterfront landmark is emerging as the core engine for the Bai’etan business district’s development, and a vibrant hub for the Western Guangzhou community.”

A key highlight of the project is the revitalisation of disused industrial spaces, including the historic Hip Tung Wo Machine Shop, into modern venues for retail and lifestyle experiences. X Museum, a leading contemporary art platform, will open its first South China venue on the site with a debut exhibition, enabling a meaningful dialogue between contemporary art and century-old heritage.

One of the heritage buildings will become the creative hub for the museum’s artist-in-residence programme, where Chinese and overseas artists will be invited to work in the waterfront neighbourhood. Drawing inspiration from Cantonese cultural heritage and local urban textures, artists will produce exclusive site-specific works, turning the riverside into a living public art space.

The centrepiece of Phase One is a brand-new social and lifestyle hub, JU CHANG – an all-day waterfront public space inspired by the keel of a moored vessel. Inheriting the area’s legacy as a river confluence and ancient trading wharf, the design reconstructs Lingnan maritime heritage and connects the retail lanes, Dachongkou Creek, Hip Tung Wo Machine Shop and the riverfront. JU CHANG introduces the innovative FIELD concept (Fashion, Idea, Eat, Lifestyle, Destination) to launch diversified, scene-based activities.

The project will launch a series of premium IP events, including the national debut of the SKULLPANDA “The Architecture of Time” exhibition and the World of Dance Greater Bay Area Competition, bringing together trends, creativity and quality retail for Gen Z consumers while further strengthening its appeal.

Aligned with Guangzhou’s 15th Five-Year Plan, Taikoo Li Julong Wan Guangzhou will continue to create innovative experiences that combine an international outlook with authentic local character, supporting Guangzhou’s development as an international consumption hub.
