Two Taikoo Place’s Pre-leasing Rate Approaches 50% Milestone

Swire Properties is pleased to announce that Two Taikoo Place, the Company’s latest triple Grade-A office tower in Taikoo Place, has attained a pre-leasing commitment of close to 50%.

In addition to leading Swiss wealth management group Julius Baer, which earlier confirmed that it will take up four floors spanning close to 100,000 sq ft, more companies have committed to moving into the new tower, including Amundi, one of the biggest asset managers in the world; BASF, the multinational chemical company; and flagship management consulting firm Boston Consulting Group. In addition, a bank confirmed to lease over 150,000 sq ft of office space of Two Taikoo Place, accounting for almost 20% of the tower’s lettable area. The deal with this anchor tenant of Two Taikoo Place will be one of the biggest office lease transactions on Hong Kong Island in recent years.

Slated to open before the end of this year, Two Taikoo Place is the latest addition to Swire Properties’ HKD15 billion Taikoo Place Redevelopment Project.  The new tower will feature 42 storeys of premium office space with a total area of around 1 million square feet. It will complement the entire Taikoo Place community, including One Taikoo Place which opened in 2018.

Two Taikoo Place has been designed and built to the highest sustainability standards, achieving Pre-certified Platinum ratings for LEED, WELL and BEAM Plus. Similar to One Taikoo Place, the design of Two Taikoo Place has incorporated a broad array of best-in-class sustainability and wellness features, including a waste-to-energy tri-generation system, solar photo-voltaic panels and a wind turbine, which together will supply renewable energy equivalent to approximately 6% of the landlord’s building energy source. An artificial intelligence (AI) smart platform that utilises machine learning and big data analytics will provide insights on energy management, which will help automatically optimise building systems, detect faults and enable predictive maintenance. To reduce the building’s embodied carbon emissions, 100% low-carbon concrete, certified by the Construction Industry Council, was procured for Two Taikoo Place.

The ongoing redevelopment of Taikoo Place is set to elevate the area’s status as a Global Business District. A key highlight of the redevelopment is the two new triple Grade-A office towers – One Taikoo Place and Two Taikoo Place – that are being linked to the other eight office towers in the district by elevated, air-conditioned walkways designed by Paris-based design company Hugh Dutton Associés.  More ground level space is being opened up for landscaped gardens with cascading water features.  Designed by award-winning London-based landscape architectural practice Gustafson Porter + Bowman, the creation of Taikoo Square and Taikoo Garden will provide 70,000 sq ft of open space for the community to enjoy.  New F&B outlets will be made available at the pedestrianised piazza fronting Two Taikoo Place, including al fresco dining spaces, adding to the already vibrant F&B offerings at Taikoo Place.
